The honest range

Construction cost does not drop much across county lines — the same framing crews, plumbers, and electricians drive to all of these counties, and good labor does not discount. For a well-built custom home, plan $280–$340 per square foot for the home itself, before land and site work.

What is different about building in Cabarrus County

• Two markets in one county. Inside Concord and Kannapolis you get city water/sewer and city stormwater rules; in the rural remainder you are on well and septic with more land and fewer restrictions. The same house can carry a meaningfully different site budget across that line — know which side your lot is on before you buy it.
• Erosion control runs through the state, not the county. Unlike Iredell and Lincoln, Cabarrus has no county erosion program — projects that trigger review go through the NC DEQ regional office. For most single-home builds under an acre of disturbance this simplifies things, but city stormwater rules in Concord/Kannapolis are their own layer.
• Fully electronic permitting. Cabarrus runs electronic plan review for new residential through its online portal — good for schedule predictability.
