Why we do this

Renovation is the harder discipline. That is the reason to hire a builder for it.

A new house is built once, in open air, to a plan that was drawn for the ground it sits on. A renovation is built twice — once to take apart and once to put back — around framing, plumbing and wiring that nobody designed with your new layout in mind, and around the parts of your house that have to stay clean and intact the whole time.

That is why renovation demands the same discipline a custom home takes: sequencing trades, catching problems at framing rather than at paint, and telling you the truth about what was found behind the wall on the day it was found.

Kitchens

Layout changes, wall removals with proper structural headers, new mechanical rough-ins, cabinetry and countertop coordination, and the appliance sequencing that decides whether the last two weeks go smoothly.

Bathrooms

Primary suites, hall baths, and the wet-area detailing that separates a bathroom that lasts twenty years from one that fails at the shower pan in three.

Additions

Bedroom and primary-suite additions, bonus rooms, sunrooms and enclosed porches — foundation, roof tie-in and rooflines that read as part of the original house rather than bolted onto it.

Conversions

Garage-to-living-space, attic and bonus-room build-outs, basement finishing, and detached spaces made conditioned and permitted properly.

Whole-home remodels

The house stays, almost everything else changes. Scoped in phases, sequenced so the trades are not standing on each other, and planned around where you will actually be living.

Outdoor living

Screened porches, covered patios, decks and outdoor rooms tied into the existing structure — footings sized right, roof tied in properly, permitted and inspected.

The honest part

Every renovation has a number nobody can know on day one.

Behind the drywall of a house built in 1994 there is a version of the truth that no walkthrough reveals: the framing that was cut for a duct run, the drain that runs the wrong direction, the panel with no room left in it. So we plan for it, in writing, from the first number.

How it goes

Scope before price, always.

  1. Walkthrough.We look at the house, listen to what is not working about it, and say plainly which parts of what you want are straightforward and which are the expensive ones. Free, and often the most useful hour of the whole project.
  2. Existing conditions.What is actually there — structure, mechanical, electrical, plumbing, and where the load paths run. This is the step that gets skipped by the contractors whose projects go sideways.
  3. Scope in writing.A defined scope document that says what is included, what is excluded, and what is carried as an allowance. Ambiguity here is where renovation disputes are born.
  4. A clear agreement.Scope, selections and price settled in writing before the work begins — the same standard we hold on a new home.
  5. Build, with the house protected.Dust control, floor protection, and a defined work zone. Permits pulled and inspections walked where the work requires them — and structural, electrical and plumbing work almost always does.
  6. Close out.Punch list walked together, allowances settled, warranties and manuals handed over in one place.
Straight about timing

We are taking smaller renovation and outdoor-living projects right now. Larger renovations and additions are being scheduled alongside our 2027 build calendar, and company licensing and general liability coverage are being completed ahead of it.

We will not sign a contract for a project we are not licensed and insured to perform. If your project is bigger than that and you want it done right rather than done immediately, the scoping conversation is worth having now — it costs nothing and it is the part that decides how the project goes.
