Concept design

See your home on your lot, before you commit to building it.

Bring us the homes you keep coming back to — photos, listings, a street you find yourself driving down — along with the lot you own or are considering. Two things come out of it.

A concept floorplan fitted to your ground — its setbacks, its grade, the way it sits to the road and the sun, and where the mechanical systems will live inside the house.

And a visualization of how it would look — the exterior character, drawn from the homes you showed us, so the feel of the place is something you can see and react to rather than imagine.

From there the concept becomes a buildable set. Structural engineering is performed by a licensed engineer, and permit drawings are produced by a professional drafter. Concept design is part of our preconstruction process.

What decides what a build here costs

We do not publish a price for your house, because a number on a web page cannot know your ground.

What we will tell you, plainly and early, is which direction each decision pushes your number and roughly how much weight it carries against the others. That conversation costs nothing and happens before you have committed to anything.

The lot is the biggest single variable

Septic versus sewer. Well versus public water. Four hundred feet of driveway versus forty. Rock. Slope. How far the nearest power drop sits. Two identical houses on two lots a few miles apart can land materially apart before the foundation is poured — which is exactly why the lot screen comes first, and comes free.

How a build goes

  1. The lot comes first.Free written lot screen: buildability, septic and well posture, slope, access, flood and buffer flags. If the lot cannot carry the house you want at the budget you have, you find out now — from a free document — instead of after closing.
  2. Plan meets lot.We fit the plan to the ground, not the other way around — your plans built as drawn, or a concept developed around your lot and the homes you brought us, so you can see it before anything is committed.
  3. Preconstruction.Design, selections and budget come together here, with a schedule built backwards from the day you want to move in. This is the phase that decides whether a build goes well.
  4. A clear agreement.A fixed contract price with a written allowance schedule and a defined scope — so everyone signs the same understanding.
  5. Build.Permits pulled, inspections walked, one point of contact who is on the site rather than describing it to you secondhand. Draws follow a milestone schedule tied to work actually in place.
  6. Close out.Final inspections, certificate of occupancy, allowances settled, walkthrough punch list, and a written warranty.

What we do not do

Being clear about this saves everybody time.

  • Spec homes. We do not build houses on our own land hoping someone buys them. Every home we build already has an owner.
  • Self-performed labor. We are builders and coordinators, not crews. Our value is picking the right subcontractors, holding them to a standard, and being there when it matters.
  • Guesswork. Scope, selections and price are settled in writing before the work begins.
